In 2026, the landscape has changed in Paris. The DPE (Diagnostic de Performance Énergétique) is France’s official energy rating system for homes. It measures a property’s energy consumption and carbon emissions, assigning a rating from A (most efficient) to G (least efficient).

From 2025 onwards, low-rated properties (F and G, so-called “energy sieves”) will face stricter rental restrictions, making compliance essential for landlords.

1. January 2026: G-rated properties can no longer be rented in Paris

Since January 1, 2025, properties rated G have been off the market for new leases. In 2026, the pressure is increasing:

  • Lease renewals prohibited: Even for existing tenants, extending a G-rated lease is now legally questionable.
  • Beware of F-rated properties: Still rentable, but in the “red zone” before the ban takes effect on January 1, 2028.
