Booking and General terms of rental

 

RENTAL CONTRACT DURATION
The rental contracts are concluded for a maximum period of twelve months. Contract renewal is subject to the availability of the apartment and to the payment of additional agency fees according to the new contracted period.


BOOKING, TERMS OF PAYMENT.
TO BOOK: after you have received our offers and the availabilities of the selected apartments or of equivalent apartments, send us (by fax or by Email) your final choice for which we send you the booking conditions and a draft rental contract unsigned with a 24 hour option. The owner’s signature and details as well as your details and passport numbers will be filled in after the booking.

In order to secure the booking, you should send us a duly filled and signed booking form and rental contract, and a copy of your passport.

My Apartment in Paris charges the agency fees (redunfable in case of apartment unavailability) and send the contract to the owner.  

Agency fees

  • Under 3 months, the agency fees are generally 25% of the total rental period. If less, their rate will be mentioned in the booking conditions.
  • From 3 months to 6 months, the agency fees are the same as for a 3 month rental.
  • Over 6 months, the agency fees are increased of 19,6% (i.e a tax excluded amount equivalent to 1 month rent due do the owner).  
  • Over 12 months, the agency fees are increased of 30% (i.e. a tax excluded amount equivalent to 1,3 month rent due do the owner).

Note: in case the agency fee would be less than 25%, the same rules would apply except for the 3 month limit. This would be replaced by the corresponding length of stay needed to reach a fee equivalent to a 1 month rent.

The above mentioned agency fees are non-refundable in case of cancellation or modification. However, you will be given the opportunity to take out cancellation insurance at the booking.

You will have the choice

  • either to use your credit card
  • to make a bank transfer  (transfer fee borne by the tenant)
  • or to send a French bank check

The owner sends you back the signed rental contract, mentioning his personal details, method of payment and bank details within 48 hours. My Apartment in Paris will receive a copy of these documents.  

You should send him within 48 hours, a down-payment of 30% of the total rental amount.

In the case of a last minute booking and with the owner’s agreement, some or all of the above mentioned actions may be done at the arrival in the apartment.

The balance (in the case of rentals shorter than 3 months) or the balance of the three first months (in the case of rentals longer than 3 months) should be paid directly to the apartment’s owner at the check-in on your arrival day (or 4 weeks before your arrival, depending on the payment methods and conditions indicated by the owner).

If the tenant can produce a rent payment guarantee to the owner, monthly payment will be made possible. If not, the tenant should pay the total rent price at the arrival.

A TENANT DEPOSIT will always be requested at your arrival (see below)

CANCELLATION OR CHANGE OF STAY
If you cancel before arrival, regardless of the reason or date of the cancellation, there is no refund of the amounts paid. However, in the case of a change in the dates of your stay:

  • If the apartment is available at the new requested dates, you will be charged an additional 60€ fee (all taxes included) for the contract modification.
  • If the apartment is not available at the new requested dates, the change will be considered as a cancellation.

If you cut-short your stay, regardless of the reason or date, the rent paid will not be refunded.
Some insurance covers the totality of the total price amount of the rental in cases of force majeure.

CHECK-IN / CHECK-OUT
You get directly in touch with the owner and set an appointment with him to check-in and out.


RATES INCLUDE

  • All taxes
  • Amenities described as "included" in the Apartment presentation
  • Services included in the Triple Play package (Broadband internet access, telephone, television) if mentioned in the apartment description.
  • Electricity and gas for weekly rentals (with a weekly price).
  • Basic apartment insurance except for guest luggage and valuables and occupant personal liability insurance.

RATES DO NOT INCLUDE

  • Electricity and gas according to meter for monthly rentals (with a monthly price).
  • Phone calls, internet and television services not included in the above mentioned package or in case no such Triple Play package is available in the apartment.  
  • Cleaning service after departure in the following cases:
  • The tenant should leave the apartment as clean as on his arrival. If not, the cleaning will be charged based on a 26€ per hour basis (incl. VAT)
  • In the case of a short term rental, if the cleaning service after departure is clearly defined in the booking conditions as a fixed extra charge, it will be charged at the fixed price mentioned.
  • In the case of a long term rental, if the cleaning service after departure is clearly defined in the booking conditions as an extra charge, it will be charged on a base rate of 26€ per hour.

The house / linen cleaning service is priced with the assumption that the apartment has been used properly: dishes washed, garbage put in the garbage area, proper use of the available linen without any deterioration, no use of extra linen other than that provided at the rental…In case of non respect of those simple rules, additional cleaning fees may be charged to the tenant.

  • The household insurance. In the case of rentals longer than 3 months, a comprehensive household insurance should be taken out by the tenant before entering the apartment.
  • Insurance for guests' luggage, cash or valuables. Please contact your insurance agent before travelling. A certificate of public liability insurance should be presented to the owner on your arrival day. You have the opportunity to take out ADAR public liability and cancellation insurance at the booking.
