RENTAL CONTRACT DURATION
The rental contracts are concluded for a maximum period of twelve months. Contract renewal is subject to the availability of the apartment and to the payment of additional agency fees according to the new contracted period.
BOOKING, TERMS OF PAYMENT
TO BOOK: after you have received our offers and the availabilities of the selected apartments or of equivalent apartments, send us (by fax or by Email) your final choice for which we put a 24 hour option and send you the booking conditions. In order to secure the booking, you should send us a duly signed booking form, a copy of your passport and the names of the people supposed de stay in the apartment. You then proceed to the payment of the agency fees.
Agency fees
The above mentioned agency fees are non-refundable in case of cancellation or modification. However, you will be given the opportunity to take out cancellation insurance at the booking.
You will have the choice
You will receive from us a confirmation fax or e-mail with all of the details for your arrival and your stay and a rental contract (In some cases the rental contract may be sent directly by the owner of the apartment).
Your SIGNATURE will be required on the CONTRACT. You will have to send it back to us by fax, or as scanned document to confirm the booking within 72 hours.
The balance of the total price (in the case of rentals shorter than 3 months; or the three first months for rentals longer than 3 months) must be paid by credit card, bank transfer or French check, 4 weeks before the arrival day.
In the case of a stay longer than three months, the balance due for the 2nd three months must be paid at the end of the second rental month, and so on for the following quarters.

A TENANT DEPOSIT will always be requested at your arrival (see below).
CANCELLATION OR CHANGE OF STAY
If you cancel before arrival, regardless of the reason or date of the cancellation, there is no refund of the amounts paid. However, in the case of a change in the dates of your stay:
If you cut-short your stay, regardless of the reason or date, the rent paid will not be refunded.
Some insurance covers the totality of the total price amount of the rental in cases of force majeure.

Check-in time :after 3:00 p.m.
Check-out time : before 11:00 a.m.
Arrangements for the day of your arrival to be organized.

You will be welcomed to your apartment personally by MAP staff. MAP will therefore need to know your exact time of arrival. Arrivals are between 3:00 p.m. and 6:00 p.m. on normal business days. For arrivals and departures before 8:00 a.m. or after 6:00 p.m. weekdays, or on Sundays or French holidays we will charge an extra 50 Euros. No check-in/check-out between 10:00 p.m. and 6:00 a.m. You may be able to arrive before 3:00 p.m. depending upon the apartment readiness and MAP staff availability |

The house / linen cleaning service is priced with the assumption that the apartment has been used properly: dishes washed, garbage put in the garbage area, proper use of the available linen without any deterioration, no use of extra linen other than that provided at the rental…In case of non respect of those simple rules, additional cleaning fees may be charged to the tenant.

EXTENSION OF A LONG TERM CONTRACT
In case of extension of a long term rental beyond the initial contract duration, additional agency fees will be applied corresponding to a new contract establishment fees. Their amount excl. VAT will be 8% of the rent due to the owner for the period of the extension with a maximum of 100% of the rent. The duration of each extension will not exceed 12 months.
MAP reserves the right to substitute accommodation of equivalent or higher category to that booked by guest if circumstances require.
USE OF THE APARTMENT
The tenant commits himself to use the apartment with due care and diligence, to house only the number of occupants mentioned in the rental contract, to use the rented facilities as a temporary home, excluding professional use of any kind. He commits himself to create no nuisance that could disturb the neighbourhood (noise, odour). The non respect of any of the above mentioned rules may justify a breach of the rental contract by the owner.
No smoking
Unless otherwise indicated, smoking is not allowed in the apartments. Any breach in this rule, may justify additional cleaning and deodorization fees.
No animals
Unless otherwise indicated, animals are not allowed in the apartments.
INTERPRETATION
In case of any doubt on the interpretation of the above general terms, the French version shall prevail over the English version.
